Before closing a transaction, all issuing offices must search the names of the parties to the transaction, including the seller, buyer/borrower, payoff lender and new lender, using the Special Alerts database.  Go to the Special Alerts database to search for specific names, entities and properties.

Available through the references section at the end of this bulletin is a copy of Bulletin NL00073 which outlines Stewart Title Guaranty Company's ("STGC") Anti-Fraud Plan. STGC has an in-house Special Investigation Unit ("SIU") which conducts investigations into alleged fraudulent activities affecting it, its affiliates and agents.

If a fraud has been perpetrated against you or your agency, or if you become aware of any activity which you feel may constitute an effort to defraud your agency and/or STGC, please report the activity immediately to:
