Before closing a transaction, all issuing offices must search the names of the parties to the transaction, including the seller, buyer/borrower, payoff lender and new lender, using the Special Alerts database. Go to the Special Alerts database to search for specific names, entities and properties.

This Bulletin is to advise you, in accordance with Stewart Title Guaranty Company's ("Stewart") Anti-Fraud Plan, that the FDIC, on September 25, 2001, issued Special Alert No. FIL-82-2001. According to the FDIC's Alert, in circulation are fictitious "Official" and "Certified" checks, which show the name Ventura Savings Bank, 1010 Huntcliff Boulevard, Roswell, Georgia 33050. The Georgia Department of Banking and Finance advises that this bank does not exist in the state of Georgia. These checks are being negotiated primarily in Alabama, Georgia, Mississippi and Tennessee.
