Reversion

There are several distinct reversionary rights: reversion (e.g., after granted life estate or estate for years), possibility of reverter (with fee simple determinable), and right of reentry (with fee simple subject to condition subsequent). These rights may be created in deeds or wills, or set forth in covenants, conditions and restrictions.
