Explanation:

The CLTA 116.6 Endorsement may be used with either the CLTA or ALTA owner's and lender's policies. The endorsement provides the insured with assurances that the manufactured housing unit is included within the term "land".

Underwriting Requirements:

(1) Title personnel must make sure that all applicable state laws allowing for manufactured housing units or mobile homes to be affixed have been complied with.
(2) Additionally, title personnel must make sure that the applicable state laws provide for manufactured housing and/or mobile home units to be taxed as an improvement to real property.

Any revision to this form requires approval of a Stewart Title Guaranty Company underwriter. The underwriting guidelines contained herein have been provided for general reference. The facts, circumstances, and location of the subject property should be considered when determining the issuance of the requested form or endorsement. Please note that all of the forms and endorsements included in this system may not be available in all states. Accordingly, please contact the appropriate Stewart Title Guaranty Company underwriting personnel in order to determine availability.
