Explanation:This Guarantee is designed to afford information to the Assured as to any matters appearing in the public records that relate to mechanic's liens.
The Mechanic's Lien Guarantee assures the Assured that after a specified date shown in Schedule A ("Recorded subsequent to ___________________________ ...") the public records relating to designated land do not show any
unless such matters are shown in the Guarantee under "Exceptions" at the end of Schedule A.
The Guarantee Face Page (revised 6-6-92) and Guarantee Conditions and Stipulations (revised 6-6-92) must be used with the Mechanic's Lien Guarantee Schedule A.
Underwriting Requirements:
Notices of CompletionNotices of Cessation of Labor
Notices of Non-Responsibility
Claims of Statutory Liens for labor or materials (other than those for which a release appears of record)
Notices of Pendency of Action to foreclose such liens.
