Explanation:
Provides insurance to an owner against loss by reason of any mechanic's liens that may be filed against the property arising out of the work on the improvements referred to in a particular recorded notice of completion.

Underwriting Requirements:

Underwriting Requirements:
(1) In order to issue this endorsement:
(a) A valid notice of completion must have been recorded;
(b) The expiration of 60 days from the date the notice of completion was recorded;
(c) There must have been no mechanic's lien claims put of record within the 60-day period; and
(d) A notice of completion must be reviewed to determine its validity.
(2) If all of the criteria set out above are not met, indemnities, financial statements, and various other pertinent documents may be required. If this type of documentation is required in order to give this endorsement, approval must obtained from the appropriate Stewart Title Guaranty underwriting personnel.
(3) These guidelines are for California properties. The appropriate Stewart Title Guaranty underwriting personnel must be contacted prior to issuance in other states.

Any revision to this form requires approval of a Stewart Title Guaranty Company underwriter. The underwriting guidelines contained herein have been provided for general reference. The facts, circumstances, and location of the subject property should be considered when determining the issuance of the requested form or endorsement. Please note that all of the forms and endorsements included in this system may not be available in all states. Accordingly, please contact the appropriate Stewart Title Guaranty Company underwriting personnel in order to determine availability.
