Explanation:
This Guarantee simply assures the Assured that according to the Title company's property records a certain designated instrument is the last recorded instrument purporting to transfer title to the land described in the guaranty. Information is also provided as to the amount of the Documentary Transfer Tax disclosed by that instrument.The Guarantee specifically states that no examination has been made of those Company records maintained and indexed by name.
The Guarantee Face Page (revised 6-6-92) and Guarantee Conditions and Stipulations (revised 6-6-92) must be used with the Record Owner Guarantee Schedule A.
