Explanation:

The procedure for certain changes in zoning may require notice to owners of land within a designated distance from the site of the proposed change.
Assurance is given that, according to the Assessment Roll of a designated taxing authority, the assessed owners of land within a certain specified number of feet of land identified by an assessor's parcel number are those owners listed in the Guarantee. Further assurance is given that the Assessor's Parcel Number and any address shown on the Assessment Roll are the same as those set out in the Guarantee.
Assurance is also provided that, according to the Company's property records, there have been no documents recorded subsequent to a designated date which purport to transfer title. If such documents do appear they are shown in the Guarantee.
The Guarantee Face Page (revised 6-6-92) and Guarantee Conditions and Stipulations (revised 6-6-92) must be used with the Property Owner's Notice Guarantee Schedule A.

Any revision to this form requires approval of a Stewart Title Guaranty Company underwriter. The underwriting guidelines contained herein have been provided for general reference. The facts, circumstances, and location of the subject property should be considered when determining the issuance of the requested form or endorsement. Please note that all of the forms and endorsements included in this system may not be available in all states. Accordingly, please contact the appropriate Stewart Title Guaranty Company underwriting personnel in order to determine availability.
