Explanation:

This endorsement provides an insured lender with insurance against impairment of the lien on remaining land after a partial reconveyance with further assurances that there are no encroachments onto adjoining land or encroachments of improvements on adjoining onto the remaining land and that as of the date of the endorsement, a particular improvement on the remaining land exists and is identified by a designated street address.

Underwriting Requirements:

(1) This endorsement is a combination of the coverages afforded under three separate existing endorsements. These three endorsements are the CLTA 111 Endorsement, paragraph 1(c) of the CLTA 100 Endorsement and the CLTA 116 Endorsement.
(2) The Underwriting Requirements of each of these separate endorsements must be complied with before issuance of the CLTA 111.3 Endorsement.
(3) Additional requirements are that a title search be made and a physical inspection of the property take place.

Any revision to this form requires approval of a Stewart Title Guaranty Company underwriter. The underwriting guidelines contained herein have been provided for general reference. The facts, circumstances, and location of the subject property should be considered when determining the issuance of the requested form or endorsement.
