Explanation:

Provides an owner or a lender with assurance that an insured easement affords ingress and egress to a specified public street.

Underwriting Requirements:

(1) The following items are required prior to issuance of this endorsement:
(a) The street named in the endorsement must be a public street;
(b) The easement parcel must be open and accessible to the insured parcel; and
(c) A full search must be made down to the creation of the appurtenant easement. This search must show that there are no other possession claims that would otherwise terminate the easement.

Any revision to this form requires approval of a Stewart Title Guaranty Company underwriter. The underwriting guidelines contained herein have been provided for general reference. The facts, circumstances, and location of the subject property should be considered when determining the issuance of the requested form or endorsement. Please note that all of the forms and endorsements included in this system may not be available in all states. Accordingly, please contact the appropriate Stewart Title Guaranty Company underwriting personnel in order to determine availability.
