Explanation:
Provides an insured owner, which is in most cases a developer or builder of a large project after the recordation of a notice of completion on a particular part of the project, with insurance against loss by reason of mechanic's liens that may be filed against that particular part of the property described in the recorded notice of completion.

Underwriting Requirements:

Underwriting Requirements:
(1) Coverage is limited to liens arising out of work referred to in the particular recorded notice of completion and limited in dollar liability to the proportionate value of the portion of the project covered as it relates to the insurance amount of the entire project.
(2) The endorsement must specifically describe the portion of the project referred in the recorded notice of completion.
(3) This guideline is for California property. The appropriate Stewart Title Guaranty underwriting personnel must be contacted prior to issuance in other states.

Any revision to this form requires approval of a Stewart Title Guaranty Company underwriter. The underwriting guidelines contained herein have been provided for general reference. The facts, circumstances, and location of the subject property should be considered when determining the issuance of the requested form or endorsement.
