Except to the extent that the approved attorney executing this certificate is entitled to rely upon your Plant title evidence, he/she certifies that he/she has examined all public records affecting the title to the property described in Schedule A of the said referenced commitment (or if no commitment has been issued, on the attached preliminary report) and that based upon said examination and matters within his/her knowledge that (1) the estate or interest shown on the reverse side hereof is valid, free and clear of other liens, objections, exceptions, defects, reservations and encumbrances as of the date of this certificate, except as set forth under Schedule B, Section 2, of said commitment, (or in Schedule B of the attached preliminary report) and that (2) all of the requirements of Schedule B, Section 1, of said commitment, including satisfaction and/or release of all liens and encumbrances required to be satisfied and released as well as any other requirements set forth therein have been complied with. He/she further agrees to indemnify and save Stewart Title Guaranty Company harmless against all loss or damage, including court costs and attorney's fees resulting from errors or inaccuracies in this certificate for which Stewart Title Guaranty Company may be liable under the policy or policies issued on this certificate or subsequent policies issued in reliance upon this certificate provided such liability shall not exceed the amount of the policy or policies issued on this certificate.
