RE: RATES AND/OR FORMS UPDATE - New Rates and Forms for Nebraska - Effective November 29, 2023

Dear Associates:

Please find attached the new Nebraska Rate Manual which shows the changes made in this filing. New forms have also been approved. The effective date for this filing is November 29, 2023. The rate changes are as follows:

  1. Elimination of metro zone pricing. The rate manual now has one zone statewide pricing with one cohesive basic schedule for each of the standard coverage policies.
  2. Increase in owner’s and leasehold policies. The increase in owner’s will be $52.50 on a $250k liability policy by eliminating the metro zone pricing and using the statewide zone pricing.
  3. Increase in standard loan policy minimum for the all-other counties (statewide) zone from $100 to $150.
  4. Increase in homeowner’s policy minimum from $125 to $175.
  5. Refinance policy discount changed from 40% to 30%.
  6. The charges associated with the ALTA Residential Limited Coverage Junior Loan Policy, ALTA Short Form Residential Limited Coverage Junior Loan Policy, and ALTA Limited Pre-Foreclosure Policy have been added to the rate manual.
  7. The endorsements table has been updated to reflect all filed endorsements.

The new forms approved in this filing include the following:

  • 9067 ALTA 23.1 Coinsurance Multiple Policies (5-12-22)
  • 9073 ALTA Endorsement JR 1 (4-2-22)
  • 9074 ALTA Endorsement JR 2 (4-2-22)
  • 9075 ALTA 48 Tribal Waivers and Consents (4-2-22)
  • 9219 ALTA Residential Limited Coverage Junior Loan Policy without Arbitration (4-2-22)
  • 9220 ALTA Residential Limited Coverage Mortgage Modification Policy without Arbitration (4-2-22)
  • 9072 ALTA Short Form Residential Limited Coverage Junior Loan Policy (4-2-22)
  • 9648 STG Date Down Endorsement
  • 9011 ALTA Loan Policy of Title Insurance, Schedule A, BI, BII with Arbitration (7-1-21) - This form was originally filed and approved in 2021, but it did not include a Schedule A with item #6. The version approved in this filing includes item #6 so that the option to incorporate a list of endorsements is now available.

As a reminder, other forms should not be used if a comparable ALTA version is available. If a comparable ALTA version is available, the most current version of the ALTA form available in your state should be used, unless approved by a Stewart underwriter.
