RE: UNDERWRITING - Tax Sale Properties

Dear Associates:

My Title Bridge issues a product which purports to be an alternative to the necessity of deeds or a quiet title so that title companies can insure properties from tax sales.

You may not rely on this alternative to insure property derived from a tax sale. We require that, unless the tax sale was more than 10 years ago, you obtain deeds from the former owner(s) as well as satisfaction of any judgment or tax liens or other liens against the title or a decree quieting title based on personal service.
