RE: RATES AND/OR FORMS UPDATE - Revised Nevada Affiliate Rate Manual

Dear Associates:

The Nevada Department of Insurance has approved the following form and rate revisions, which become Effective July 29, 2022.

A copy of the Revised Nevada Manual of Charges and Forms for Title Insurance is available here.

A summary of the changes to the Rate Manual is outlined below.

  • Realigned Zone 2 to include Counties serviced out of the Reno Title Department.
  • Extended fees on Zone 3 to include up to $2 million liability (this was $1 million in the prior manual). The extension of the liability amount is consistent with Zones 1 and 2.
  • 3% increase in the Zone 3 base rate. No changes to Zones 1 or 2.
  • Added certain STG, CLTA endorsement forms, and the new 2021 ALTA Forms to the Endorsements section of the manual.
  • Section 1(d)(1) - Clarified the charge for Extended Owner’s Policy is 140% of the Basic Charge.
  • Section 1(d)(2) - Clarified the charge for the Homeowner’s Policy is 110% of the Basic Charge.
  • Section 8 - Clarified rules related to Refinance Charges.
  • Section 15(G) – Clarified rules related to the Short Term Rate.
  • Deleted the Secondary Market Short Form Residential Loan Policy.
  • Schedule A, Section 1 - Clarified the Centralized Processing Loan and Refinance Rate (CPLR) to include standard lender endorsements.
  • Schedule A, Section 2 - Added the Limited Coverage STG Home Equity Loan Policy (HELP) rate and form. This title policy covers home equity loans and lines of credit.

The rate manual is attached. Please distribute to the appropriate Associates within your company.
