Dear Associates:
Fraudulent reconveyance documents have been appearing in California, and may appear elsewhere, executed by signatures of persons purporting to be the officers or employees of various entities serving as the trustee of a deed of trust. However, such reconveyance instruments have not been executed by the actual persons who are the officers or employees of those trustee entities. The fraudulent documents include Substitution of Trustee and Deed of Reconveyance instruments, assignments, and rescissions of default.
The scheme may involve recording of a new fraudulent deed of trust purporting to secure funds to pay off an existing legitimate deed of trust. This is followed by fraudulent substitution and reconveyance instruments purporting to reconvey the existing legitimate deed of trust. Finally, the new fraudulent deed of trust is reconveyed as well, also by fraudulent reconveyance instruments.
The perpetrators have used the names of the following persons and entities:
