RE: Common Level Ratio Real Estate Valuation Factors

 

Dear Associates:

Attached please find the latest list of Common Level Ratio Factors for computing fair market property values on which the Commonwealth derives the basis for the transfer tax. The list is effective July 1, 2012, through June 30, 2013.

The formula for computing the fair market value of properties is:  Assessed Value x Common Level Ratio Real Estate Valuation Factors. Unless the consideration is stated in the deed, a Statement of Value (attached) must be attached to the deed reflecting this calculation.
