Before closing a transaction, all issuing offices must search the names of the parties to the transaction, including the seller, buyer/borrower, payoff lender and new lender, using the Special Alerts database.  Go to the Special Alerts database to search for specific names, entities and properties.

RE: Special Alert - Suspicious Reconveyance Documents; Idaho and Utah

Dear Associates:

Reconveyance documents have been appearing in Idaho and Utah, and may appear elsewhere, executed by electronic signatures of persons purporting to be the officers or employees of various entities serving as the trustee of a deed of trust.  However, such reconveyance instruments may not have been executed by the actual persons who are the officers or employees of those trustee entities, and such instruments are thus ineffective at best, and potentially fraudulent.

The names of the following persons appear on the suspicious reconveyance documents:

Arlethia Reed

Chastity Newsome 

Documents bearing electronic signatures purporting to be those of Arlethia Reed or Chastity Newsome should be considered suspect.

The names of the following notaries appear on such documents:

Amy Gott

Vicki C. Knighten

The suspicious reconveyance instruments contain a purported notarial seal of Louisiana.  The purported notarizations are also by electronic signatures.

Please contact your underwriter before relying on a reconveyance that appears to be executed by a person claiming to be the above officer or employee, or notarized by a person claiming to be the above named notary.
