Dear Associates:
Upon occasion we find that we are requested to insure over existing special assessments on sales and refinances of properties. Please be advised that, almost without exception, the entire assessment constitutes a lien against the property as of date of assessment notwithstanding the fact the assessment may be billed in installments over a period of years. It is our Company policy not to insure over special assessments even if the installment payments are current.
In the event of such a request, you must contact a Michigan Underwriter prior to insuring any transaction without the assessment being paid off in full.
