Policy Forms

The following forms may be issued in the United Kingdom:

Conveyancing Indemnity Policy. This policy is a joint protection policy. It is primarily issued to owners of single-family residences. It is based upon a conveyancer's investigation of title. Please call if you are asked to issue this policy on commercial land.

Defective Title Endorsements/Policies. This endorsement to the Conveyancing Indemnity Policy may be issued with a Conveyancing Indemnity Policy in connection with a specific title defect or issue. Our underwriting requirements must be met. A separate Defective Title Policy is available to insure against known specific title defects without benefit of additional coverage provided by the conveyancing indemnity policy. Specific policies are also available for particular defects (breach of restrictive covenant/planning control; leasehold indemnity).

Local Search Indemnity Policies.

i. A Block or Master Policy issued to lenders or conveyancers only on remortgages (refinances) on private residential properties. In lieu of the actual local authority search, we require confirmation stating that the borrower has no knowledge of any matter that will affect the property.

ii. Search Validation - issued to lenders/purchasers where a clear local search is out of date, to cover the period between the date of the search and the date of completion. Private residential properties only.

iii. Development Policy - issued to lenders/purchaser in lieu of the actual local authority search on the plot where a clear search of the development is available. Private residential properties only.
