RE: Duration of Judgment Lien

Dear Associates:

On July 1, 1987 F.S. Sec 55.10 was enacted into law. Sec. 55.10 provides that the duration of the lien of a judgment entered after July 1, 1987 is for an initial period of seven years from the date of recording. The duration can be increased an additional 7 years by re-recording the certified copy of the judgment, within the 90-day period proceeding the expiration of the lien. The duration can be increased a final 6 years by re-recording the certified copy of the judgment, within the 90-day period proceeding the extended expiration of the lien.

Since July 1, 1994 is the first date on which judgment liens expire pursuant to this statute, it is important to keep it in mind when examining title.

Judgments entered before July 1, 1987 even if recorded after July 1, 1987, continue to have a 20 year expiration period.
